Dave Van Horn: Real Estate Note Investing Book Review

Dave Van Horn is President of PPR, The Note Company. The Note Company is an operating entity that manages several funds to buy, sell, and hold both performing and delinquent residential mortgages. Dave has been in the Real Estate business for over 25 years having started as a Realtor and contractor. From there, he moved into many areas of real estate including fix and flip and raising private money.

Dave’s real estate investing goal is to bring investors unique opportunities to build wealth and create passive income through investing in real estate notes. To accomplish this goal, Dave recently wrote a book entitled Real Estate Note Investing. In this book, he teaches others how to use mortgage notes to passively and massively increase their income!

Why Read Real Estate Note Investing

For those of you trying to “find” success or financial freedom, real estate is often a good vehicle to accomplish that goal. Rather than try to reinvent the wheel, we should all be looking for knowledge by following the success clues that other people leave behind. Whether that’s through books, podcasts, or videos, finding success today is easier than it has ever been through the use of technology.

Such is the case with Dave Van Horn. Have you ever had the pleasure of talking with someone who has a wealth of knowledge? When listening to them, do you just sit there in awe as they speak? That’s Dave. Not only is he knowledgeable, but he has the highest character and integrity of anyone I’ve ever met.

I’ve followed Dave for years through his weekly blog posts on BiggerPockets. He writes very well, has years of experience, and is well versed on the topics he writes on. The valuable content found in his book, Real Estate Note Investing was not a surprise to me. It is a phenomenal book for ANYONE looking to understand note investing!

What I really admire about Dave is that he’s been investing since the 1980s. With that resume, he has seen many ups and downs in the real estate market. This offers invaluable experience and knowledge due to his firsthand learning.

In addition to his general real estate knowledge, Dave has also done an amazing job laying the groundwork of note investing in the book. He clearly lays down the history, talks about his success ladder, and how he got to each stage. He even shows us that we're all in the note investing game, whether we believe it or not.

This book allowed me to peek into the investing life of Dave Van Horn. Doing so is valuable information for someone who looks to gain success. Will Smith said this: ”There have been gazillions of people that have lived before all of us. There's no new problem you could have--with your parents, with school, with a bully. There's no new problem that someone hasn't already had and written about it in a book.” Such is true with Dave and his understanding of note investing.

My Key Take Away

Dave’s writing style is smooth and easy to digest as he tells his great stories. He provides many success clues in his book. One of best ones, you ask? Well, you can find it on page 42 where he tells us “he had a voracious appetite for learning.” And that is exactly what Dave has done over his career. He never stops trying to educate himself.

Continued education is my KEY take away in this book. Speed things up, network, discover other people’s money, leverage, mentor, and DO big things. These are just some of the things you will learn in his new book, and they all focus on staying educated.

On page 190-191, Dave offers his philosophy, which, in my opinion, is worth its weight in gold! Luckily for you, you can get it for just the price of a book. His words hit home with me on a personal note, and I truly think this is some of the best advice I ever received.

I mean, have you ever wanted to ask someone successful their best piece of advice? Well, you will get that and more when you read Real Estate Note Investing.  

Take my advice: Please continue to educate yourself on your real estate investing journey. Know yourself, as Dave says, and learn as much as you can from other people who have gone where you want to go.
